Mortgage Advice Questions
How much deposit do I need?
For First Time Buyers or those looking to purchase a new property, you will need at least a 5% deposit. Therefore, if you agree to buy a property for £200,000, this means you will need a deposit of £10,000.
For Buy to Let Mortgages, you will usually need a deposit of at least 20%.
What is Loan to Value?
Loan to Value is the percentage size of your Mortgage against the property value or purchase price.
For example; if your property is worth £200,000 and you want to put down a 10% deposit (£20,000). This would mean you would need a Mortgage of 90% (£180,000) loan to value.
What makes your Mortgage Advice different?
We check 1,000’s of Mortgages to find you the cheapest possible product for your circumstances.
We help customers with ordinary cases, and those with hard to place, specialist cases. This requires an expert knowledge on all the different Lenders and Mortgage products available.
In addition, we have access to exclusive products and Lenders genuinely not available directly to the public and other Mortgage Brokers.
How much can I borrow?
This will be dependent on your Income & Outgoings. Each Lender has their own unique way of calculating how much you are able to borrow.
Where are you based?
We are a Mortgage Broker in Coventry and are based near the City Centre.
We can provide a face to face, telephony or digital service to the people of Coventry, Warwickshire & the surrounding areas.
What documentation will I need?
It will vary dependent on the type of Advice you require. But generally you will need:
Proof of Income – such as 3 months payslips or tax calculations/Accounts if Self Employed.
Latest 3 Months Statements to show Income, outgoings and Savings if applicable.
Proof of ID such as Driving License or Passport.
How long will the process take?
A Mortgage in Principle will take less than a day to obtain for you. Once you have this, you will be able to put an offer in on a property.
Once you’ve had an offer accepted it’s time to submit your Mortgage Application. This is where the Lender assesses you, your income and the property you want to buy and this will take around 2-3 weeks on average.
At this stage you will receive a Mortgage Offer, which is the Lenders formal confirmation they are happy to lend you the Mortgage you require.
Your Mortgage Offer will then be passed to your Solicitor who will complete your Purchase or Remortgage.
